Colorado acknowledges three levels of broker licensure beginning with an Associate Broker license. An associate real estate broker must work under the supervision of an employing broker. In order to earn the associate broker license you must complete 168 hours of real estate training. This training is broken down into several sections; 48 hours in real estate law and practices and 48 hours in Colorado contracts and regulations, 32 hours in practical real estate applications, 24 hours on real estate closings, and 8 hours each in trust accounts/recordkeeping and current legal issues. When the course work has been completed you will be eligible to take the Colorado real estate broker exam.
The next level beyond the Colorado real estate broker license is an Independent Broker license. An independent broker is free to continue to work under the supervision of an employing broker or they also have the option to work independently. If you have had a Colorado Associate real estate broker license for at least two years there is no further real estate training required, but the real estate exams must be passed successfully.
The third and final level of licensure is the Employing Broker. This level of authority allows you to work for another broker, work independently or to employ and supervise other licensed brokers. In order to achieve this level of authority you will require 24 hours of real estate training in Brokerage Administration in addition to the 2 years of experience and a passing score on the required real estate exams.
