Tennessee Real Estate: Affilate Broker

  1. 1. Comply with the General Tennessee Real Estate License Requirements:
    • Be at least 18 years old
    • Have earned a high school diploma or GED and be able to provide proof thereof
    • Be a resident of Tennessee for at least 45 days prior to applying for your real estate license.
  2. 2. Complete 90 hours in courses - Enroll Today
    • Complete a 60-Hour Pre-license Principles Course in order to take the Tennessee state exam
    • Complete a 30-hour Pre-license Course for New Affiliates to apply for your license. This course can be completed prior to taking the licensing exam.
  3. Step 3. Pass Tennessee real estate license exam
    • Pass state the exam by scoring at least a 70%
    • Within six months of passing the state exam, pay $110 and send proof of errors and omissions (E&O) insurance
    • Be sure to visit the Tennessee Real Estate Commission's website for the most up-to-date information

If you are a time-share salesperson, you must complete a 30-hour training program covering the fundamentals of the Tennessee Time-Share Act, compiled in title 66, chapter 32, part 1, and related topics. Neither post-license nor continuing education classes are required.

Online Limitations

Tennessee Real Estate Commission (TREC) requires initial applicants and individuals who retest and reapply for a real estate license to submit fingerprints. Affiliate licensees that hold a current Tennessee license and meet all current requirements for Broker are not required to be fingerprinted. Only fingerprints taken through the L1 Morpho Trust USA system with the TREC OIR identifying number can be accepted. No fingerprints taken for other licenses are acceptable. Tennessee Real Estate: Broker

Broker candidates must successfully complete 120 hours of approved real estate education. 30 out of the 120 hours must be an "Office/Broker Management" course.

As of January 1, 2014, TREC requires initial applicants and individuals who retest and reapply for a real estate license to submit fingerprints. Affiliate licensees that hold a current Tennessee license and meet all current requirements for Broker are not required to be fingerprinted. The fingerprint process is administered by Morpho Trust USA and the backgrounds are run through the FBI and the TBI before the results are sent to TREC. L1 Morpho Trust USA will have kiosks conveniently located throughout Tennessee. Only fingerprints taken through the L1 Morpho Trust USA system with the TREC OIR identifying number can be accepted. No fingerprints taken for other licenses are acceptable. The statute provides for no waivers of the fingerprint requirement.It states: no license shall issue without fingerprint report submitted pursuant to TREC instructions.
