General Oklahoma real estate provisional sales associate license requirements The state of Oklahoma offers three types of licenses: provisional sales associate, sales associate and broker. These are the requirements for the provisional sales associate license: Be of good moral character Be at least 18 years old Submit evidence to the commission of successful completion of an approved 90 hour basic real estate course, OR Submit proof of completion of six college credit hours in a real estate discipline Complete your education within the previous 36 months prior to application A provisional sales associate (PSA) is considered an entry-level position under the supervision of a real estate broker. If you're a PSA, you can't enter into contractual agreements with a customer or client in your own name. Instead, you must enter into the agreement with the name of your sponsoring broker. OREC will allow you to sign with a broker before you take the exam. But, this isn't a pre-exam requirement. Once you pass the state examination and obtain your PSA, you'll need to complete a post license course consisting of 45 hours within the first year you hold your license. If you have completed at least 45 hours of property management or commercial real estate courses, it is possible these classes will meet the post license requirements. It's best that you contact the Commission prior to enrolling in these classes to ensure they will qualify. At the end of your one-year license, you'll need to submit evidence that you've completed your post-licensing course. If you have the required points, then you can make a request for two years of experience to be waived. You'll need to submit documents verifying your experience. Renewing inactive Oklahoma real estate licenseIf you want to have an active license, you'll need to successfully complete your exam, the background check, and have a broker sign a form verifying sponsorship, which is the last page of application B. If your license isn't active, be sure to fill out the Request for Issuance of a Provisional Sales Associate or Sales Associate License form for either active or inactive status. Federal and state real estate requirementsFederal and state requirements for getting your license are: Background check: anyone applying for a new license or getting a license reissued must complete Application Part A. This must be submitted with the application, a fingerprint card with the $41 fee. You'll also need to include a recent photograph. The fingerprint cards are handled by the Oklahoma State Bureau of Investigations (OSBI). Once the OSBI accepts your fingerprints they will forward the prints to FBI. Both agencies will review your fingerprints and a background report will be sent to the Commission. If you are requesting a real estate license for the state of Oklahoma you must provide the following: Proof of citizenship (legible copy of a birth certificate, valid passport, permanent resident card Green Card, unexpired temporary foreign passport, etc.) Notarized Affidavit Verifying Lawful Presence in the United States Submission of the Proof of Citizenship Form Both of these forms are required, as one meets the Federal requirement and one meets the State requirement. Certificate of successful completion - your pre-license school will provide you with evidence showing you've successfully completed the appropriate course. You can start the education requirements at any time but evidence of successful course completion must be received by the Commission before you are eligible to take the examination. The school director will sign the Application Part B form. This will indicate that you have met all course requirements. Be sure to attach a headshot picture to the application. The picture must be taken within the past 12 months. Oklahoma real estate license examIf you're applying for a license, you'll need to take your exam through PSI. You can schedule to take your exam by visiting the PSI website. OREC also encourages you to review the Information to Obtain a License page for additional information on the examination. If you wish to schedule to take the examination at a location outside of Oklahoma then you must do so by calling PSI at 800-733-9267. The Real Estate Commission must receive the following completed documents before an applicant can register for an examination: Application Part A - with a completed fingerprint card and fee of $41 Application Part B - with all information complete including a photo, proof of citizenship and proof of education Oklahoma non-resident real estate agreementsThe state of Oklahoma recognizes licenses held in Alabama, Louisiana, Arkansas, Maryland, Iowa, Nebraska, North Dakota, South Dakota and West Virginia. If you are a non-resident with an active license, you may apply for a license if you: Have a minimum of two years applicable active experience out of the previous five years as a sales associate or broker Can provide a certification of licensure that indicates the license is in good standing in their state or jurisdiction of licensure Complete at least one hour each in three Oklahoma state specific courses: Contract and Forms, Code and Rules, and Broker Relationship Act Complete all appropriate forms and pay all required fees, which include approval on the background check, and passing the required exam. Oklahoma real estate co-brokerage arrangements OREC allows brokers of Oklahoma to participate in a cooperative brokerage arrangement with a broker of another jurisdiction. Each broker must conduct real estate activities only in the state or jurisdiction where they are licensed. Oklahoma real estate license renewal requirementsContinuing education courses are required for sales associates and brokers who want to renew their licenses on an active status. Provisional sales associates have a separate and unique post-license requirement of 21 hours every three years. If you are getting your license, you are required to take, each license term, at least six clock hours consisting of six core subjects and at least 15 clock hours consisting of elective subjects and / or any excess of required subjects to obtain the total of 21 clock hours as per Rule 605:10-3-6(l). This requirement does not apply to a provisional sales associate.
