Alabama Real Estate License State Requirements

Requirements for obtaining an Alabama Real Estate License:

PRELICENSE

  • To become eligible to obtain a real estate license in Alabama, an applicant must:
  • Be a U.S. citizen or lawful permanent resident.
  • Be at least 19 years old.
  • Show proof of bona fide residency in any state in the U.S.
  • Show proof of high school graduation or GED.
  • Not have been convicted of a felony or a crime involving moral turpitude. If an applicant has such a conviction, he/she may file an “Application for Determination of Licensing Eligibility” form with the Commission prior to completing any other licensing requirements. The Commission will review the applicant’s conviction(s) and determine if he/she is eligible to obtain an Alabama real estate license.
  • Not have had a real estate application or license rejected or revoked in any state within the past two years.
  • Successfully complete (with a minimum course grade of 70) an approved 60-clock-hour prelicense course prior to taking the state examination. Salesperson applicants have 12 months to pass the state examination after completion of the course. If not, the applicant must take the course again. Pass the licensing examination.
  • Within 90 days after passing the examination, the applicant shall secure a qualifying broker. In order to obtain an active license, the applicant's qualifying broker shall sign and submit to the commission a sworn statement that the applicant is in his or her opinion honest, trustworthy, and of good reputation and that the broker accepts responsibility for the actions of the salesperson. The applicant's qualifying broker shall be licensed in Alabama.
  • On passing the examination and complying with all other conditions for licensure, a temporary license certificate shall be issued to the applicant. The applicant is not licensed until he or she or his or her qualifying broker actually receives the temporary license certificate. A temporary license shall be valid only for a period of one year following the first day of the month after its issuance.

    POST LICENSE

  • Complete a 30-hour post-license course prescribed by the commission within 6 months of issuance of his or her temporary license and have his or her original license issued
  • If not completed within the first 6 months his or her temporary license certificate shall automatically be placed on inactive status by the commission. During the remaining 6 months his or her temporary license is valid, the holder of a temporary license may complete the course and have his or her original license issued.
  • If the holder of a temporary license does not complete the course and have his or her original license issued within one year following the first day of the month after its issuance, the temporary license shall automatically expire and lapse.
  • A temporary license is not subject to renewal procedures in this chapter and may not be renewed
  • In order to have a temporary license issued to active status, the applicant shall pay the Recovery Fund fee and the original license fee.

    BROKER

  • Successfully complete (with a minimum course grade of 70) an approved 60-clock-hour prelicense course prior to taking the state examination.
  • If licensed as an Alabama salesperson prior to 1-1-97, broker applicants must successfully complete a 15- hour broker’s course. The prelicense course consisted of only 45 hours prior to this date.
    AND
  • Have held an active real estate license in any state for at least 24 months of the 36-month period immediately preceding the date of application. NOTE: If broker applicants are not certain they meet broker eligibility requirements, they should check with the Alabama Real Estate Commission before scheduling an examination.

    CONTINUING EDUCATION

  • 15 hours w/ 6 hrs. core completed every two years by 9/30
  • The holder of an original license who has satisfactorily completed the post license course and whose original license has been issued, shall not be subject to the continuing education requirements for the first renewal of his or her original license.
