How to become a Florida real estate agent

The process to getting your Florida real estate license is not as difficult as you think. In fact it is a simple and convenient process. The general requirements for a real estate license are that you must be at least 18 years old with a high school diploma or equivalency certificate. That is all you need in order to meet the non-educational guidelines to become a real estate agent in Florida.

The State of Florida has both pre-licensing and post-licensing courses that are required in order to get an active real estate license. Before you apply for your license, you must complete 63 hours of course work as specified by the Florida Real Estate Commission. Successful completion of the real estate course requires a passing grade of at least 70% on the class’ final exam. If you do not pass the end-of-course final, you will be allowed to retake the exam after 30 days have passed. If you do pass the final, the results remain valid for a period of two years.

At this point you may submit your application package for the Florida real estate license exam, including a fingerprint card, to the Florida Division of Real Estate with the appropriate fees. It is also a good time to be determining what broker you will choose to affiliate yourself with. You are required to be a licensed real estate agent under the umbrella of a licensed broker for a period of at least two years. Keep in mind what your needs are when choosing a broker. Things like commission split, administrative help, office expenses and lead generation are considerations you should look at before you get your Florida real estate license. Once your examination has been scheduled, you will need a passing grade of 75% in order to receive your real estate license.

Whether or not your license is active, post-licensing you will be required to complete an additional 45 hours of classes for real estate salespersons prior to the initial license expiration in order to maintain a valid real estate license.

  1. Does Florida allow real estate agents from any other states to practice in Florida? I know some states honor specific states exams – and just wondering if I’d be eligible. Thanks!
